Two storey (1800 sq ft) 3 + 1 Bedrooms 3 Couches 2 full Bathrooms Full Kitchen Full Laundry Room (Washer, Dryer and sink) Lake access just steps from front door 40ft dock with bench and picnic table 2 car parking (please note there is no street parking on shoulder) Lot size: 55’ x 150’ This is a house with drinkable water and full sewers for a hassle-free experience for families with children of all ages right up to seniors.

AMENITIES 3 bedrooms + one den with 2 couches 55” SmartTV with cable, PrimeVideo, Netflix, Disney+ 3pc Bathroom on main floor (shower, toilet and sink) 3pc Bathroom on second floor (bathtub, toilet and sink) Full Kitchen with dishwasher (2 fridges with freezer, stove, microwave, toaster oven, toaster, coffee maker, pots and pans, all dishes, utensils, mugs and glassware) BBQ (incl. propane) Shallow hard-packed soft sandy lake bottom excellent for small children and water sports THE BEST sandy bottom on Lake Simcoe (the sand is soft but hard packed…not mushy and gross) Excellent for canoeing, jetski and boating Bedroom #1 – Lakeview Master Bedroom (Queen Bed) Bedroom #2 – Top of the Stairs (Queen Bed) Bedroom #3 – Bunk Bedroom (Queen Bed plus Bunk Bed w Single over Double mattress) Bedroom #4 – Lakeview Den/Game Room (2 couches; one pullout, games table, TV and Stereo, puzzles, board games)

All bedding is laundered but with cottage sleeping arrangements you may wish to bring a sleeping bag and pillow

Please Note: -Smoking is only permitted OUTSIDE the building (there is a covered patio on lakefront) -Pets are not permitted in the dwelling -Premises are thoroughly cleaned and sanitized before and after visits -Tenants are expected to clean up after themselves and return the property in same condition as arrival

BOOKING A deposit of $300 in cash or Interac e-transfer secures your rental date (e first served) Deposit is non-refundable within 30 days of the rental date Damage deposit of $500 is refunded after inspection Optional cleaning fee of $250 (full housekeeping and clean up service after your visit) Balance and Damage Deposit in cash or Interac e-transfer due 7 days prior to rental date
